If you want to hire a roofer in Mount Vista, WA the right way, here is the short version: verify their WA contractor license on the L&I website, confirm they carry general liability and workers' compensation insurance, look for a manufacturer certification like Owens Corning Platinum Preferred, read their Google reviews with an eye for specifics, and collect at least three written estimates before you commit to anything.

From the initial quote, through project execution, and ending with quality assurance, the communication and execution from the Valiant team was top notch. When I had a question or concern, they responded promptly and professionally with answers and solutions. Replacing a roof is not something most people want to do, but the Valiant team made it such a positive experience, and I'm confident if anything comes up in the future they'll be quick to respond and help. Everyone on the team was kind, professional, and worked hard with the customer always top of mind. 5 out of 5 stars!"

View Full Review"March 7, 2026 update to my Feb. review. Ended up doing the chimney flashing due to rains and wind finally breaking through the cracks to garage. It cost $3800+ [including tax]. Shockingly expensive esp since they didn't use any new tile. Instead they moldec lead over old tile. Yes, lead makes it rust proof, and no leaks should occur unless a tornado hits SW WA. I adjusted my overall star review to 4 stars vs. 5. I give them 5 stars for eventually stopping the leak. But only 3 stars for application aesthetics, lack of visual detail in the end result, lack of detail on what the source of costs are on quote/invoice, & lack of proactive scheduling. I expected more at this price. Helpful tips if you need flashing from any roofer: Ask for a detailed quote (how do they come up with that price for 3-5 hrs of work, materials used, and sq footage of damage to be fixed) and ask FOR A SKETCH or pictures of how it will look. Follow up with an exact start date. Even if an inspector passes the work they did the neighbors or potential buyers of your house will question why the chimney looks that way, and if there was damage. When you get final bill make sure they deduct anything that wasn't done (like tarping when it wad raining), which you'll have to track since the quote and invoice are not detailed!! I've never seen a more genrric invoice in all my years as both customer and (technology) project manager. I will stand by my original part of the review stating the team is nice, and responsive when you call. When Jose showed up to do the work he was focused, and cleaned up the area at night. But the overall ""finished look"" doesn't make me feel happy about paying the price. Note about scheduling: I had to call every night to find out when our work would start (quote and 50% payment given on a Monday, then work started the following Monday because one of their guys was on vacation and they don't work weekends). I realize my flashing wasn't the big ticket $40k they make on a full roof, but $3400 is equivalent to $34k to my eldery mother. I need to develop an app that tracks pricing and pictures from different contractors (google reviews are good but not enough people share pricing or real customer POV & pictures). I try to support small family businesses when possible, whike I still expect a high level of value. I attached pictures of the ""after"" flashing. Five days later it's still not pretty (but the ceiling is dry). Original review from Feb. Valiant is honest, thorough, educational and accesible roofing team!! If all companies were like them it would be a more fair world! Even during the FREE inspection Kyle told me his process, took his time to go through the attic to check for leaks and damage, shared pictures while educating me. Then the tile inspection was just as thorough! He walked me through and educated me on what he saw and what I should look out for. All this during an inspection - just honest, through and through. Thank you!"

The crew arrived on time, completed the job within the promised timeframe, and the roof looks fantastic. We’ve had no issues at all. Highly recommend!"

View Full Review"Had Valiant Roofing replace the rain gutters and downspouts on my house. Bare (unpainted) wood was discovered behind the existing gutters when removed. Contacted Kevin Stewart (Estimator) and Kendra Locke (Production Manager) about our unprepared situation. Valiant Roof facilitated the purchase and delivery of matching house paint to this job-site within the hour. The crew painted the bare wood, installed the gutters and downspouts to our satisfaction by late afternoon! Oscar (Crew Manager) gave us a walkthrough of the work completed. The area around the house was cleaned up thoroughly before leaving. Lastly, I followed up with John Jensen (Inside Sales) who I’ve been in contact regarding the scheduling of this job. Very satisfied with the quality, value and look of the gutters & installation. I would recommend Valiant Roofing to friends and family 😊"

View Full Review"Many people tell me about how their roofing company 'ghosted' them immediately after the install. Based upon my experience with Valiant...that will not happen. There were a few hiccups (primarily about communication); however, everything was resolved. They also installed a new bath exhaust. My new roof looks great. I am looking forward to the benefits of the much improved attic ventilation. These are a few reasons why Valiant Roofing is recognized as a 'Platinum' installer by Owens-Corning. I highly recommend them. Kendra and Andrew were great to work with."

View Full Review"The whole process was great from start to finish! Was referred to them by a friend and local contractor. Was able to get a bid quickly, and without feeling pressured - which was our very uncomfortable experience with another local roofing company. Bid was extremely fair and timeline to schedule was reasonable, especially with the holidays and weather. From committing the initial payment to schedule the job, to the project wrapping up and even follow ups, they were very professional, kind and communicative. I got updates daily throughout the project, which was fantastic since I was out of town. I think the extra mile was when I received photos of the progress along the way because I had expressed that I was bummed not to be able to see the work happening myself. It was nothing I expected or directly asked for but was delighted to receive."

View Full Review"My post is based on the technicians that performed the work, not necessarily the company as a whole. Our technicians, Dennis and Andrew, were friendly, professional and knowledgeable. I appreciated their hard work and I'm pretty sure it made for a longer day for them than expected. They also found a couple other small problems that they found and repaired. Thanks guys, great work! I consider myself a reasonable person, so when a company gives me a date and time, I expect them to be there. If they're crew is delayed, or even if rescheduling is needed, just a quick phone call or text message is all I expect. When there's a no show and no message that's not professional. Maybe just an anomaly, but not the best way to start."

View Full Review"Shingles are shingles and anyone can get them but it’s how the project is performed and Valiant, crushed my project. I handle multi-million dollar jobs for work all the time so when it came to bidding and all the things, it was well within my wheelhouse. Valiant over achieved all my expectations from job walk to clean-up and the communication of all facets of the project was spot on. Judy was the job site rep and not only did she keep the crew on point but she ensured by pup was safe and sound while I was away. I know I am gonna miss a name or two but Kyle was punctual and very informative through the entire process as well. Great company and highly recommend them. Team Valiant, thank you for all your work in getting my roof replaced and we will connect in my next projects for deck and window replacements."

Kyle really listened to my concerns and was very helpful in guiding me through the process. The crew showed up exactly on time and were able to transform my roof in just over a day during some very questionable weather. Fantastic job! I highly recommend Valiant Roofing!"

View Full Review"The team was very professional. I was not asked if I would like to do a final walk through because it was too dark outside. Because of this the second satellite was left dangling off the roof. I was asked on the first day what should be done about the satellites. I said they both should be taken off and thrown away. I will now have to hire a handyman to take it down because its not safe the way its dangling off the roof. Everything else was superb."
Alisha Taylor
View Full Review"They were professional, fast, cleaned up after themselves, the price was fair. Communication was amazing. When the project had to be delayed a few days because of weather, the emails and calls were prompt on letting us know. The instructions on what to do day of the project were clear. The roof on my garage looks so good and it doesn’t leak inside anymore. Win-win! I would highly recommend Valiant Roofing for your roofing needs. They will get the job done right."

The new shingles look fantastic—clean lines, consistent installation, and a very solid, high-quality finish across the entire roof. The crew clearly paid attention to detail, especially around vents, edges, and transitions, and the overall workmanship really shows. The site was kept neat, and the job was completed efficiently without cutting corners. View Full Review"We had a very good experience with Valiant Roofing. We had multiple quotes for a full roof replacement and chose to go with Valiant based on the product quality and warranty. They were not the most expensive and they were not the cheapest, cost was right in the middle. There were a few scheduling issues that occurred, but the job got done in 3 days as promised. None of the workers who were on site spoke to me or communicated with me at all during thr process, they just showed up, did the job and went home when it got dark. There were a few errors that were made, but the company came out and fixed it immediately. The biggest issue we had was the cleanup. I was told during the consult that they're very detailed with the cleanup, they were not. We kept finding staples, nails and roofing material around the property for the next week. Overall though, were very happy with our roof and the service received."

View Full Review"Valient Roofing installed my new roof earlier this month. The old roof was 28 years old, so it was time. When Carlos came over, he climbed up on the roof and went in the attic. He took pictures to show me any concerns. It took a day and a half for tear off and installation. The project manager called me both days. After the crew left, the project manager came over and I pointed out that my patio furniture was covered with grit and dirt. He hosed off the patio and the furniture. He then got on the roof and did an inspection. He took pictures and showed me all the new vents and valleys that were installed. I am very happy with my new roof."

I believe they went belly up. I did a google search for gutter installers near Mt.Hood and landed on Valiant Roofing. They responded quickly and scheduled me immediately. The color was custom so we could not match exactly with the in house colors. I needed it done before Thanksgiving so we went with a close match and they are going to find the matching color and replace it in the spring. Much appreciated and will use them again for sure."

View Full Review"Valiant is an exceptional roofing company. I had them replace a deck that was on top of my garage in 2023, and they ended up replacing the entire front siding of my house as part of the extensive repairs necessary to stop the leaking. They installed an awesome vinyl deck top and new railing that looks sharp. Later, when there was a new leak in my garage, they came out same day and repaired it free of charge - even though the leak had nothing to do with the deck they installed. It’s rare to find a company that does exceptional work, and even more rare to find one that stands by their craftsmanship without question. Jack and Kendra and the entire Valiant team are those people. They are the best contractor i know and I’ll never look to another roofing company so long as they remain in business."

They quoted us accurately, were great about communicating and made it to our house on time the scheduled day and between rainfalls! There was morning ice / frost on our roof so the two delightful, talented young men who came to our house had to wait for ice to melt and then dry the roof with old towels before they removed the old window and installed the new one.The next day the rains poured down and our house stayed dry!"

Tons of communication which is key! I can't express enough how wonderful the whole process was for us! I highly recommend Valiant Roofing."

View Full Review"Valiant Roofing was quick and the overall quality of our roof is fantastic. They explained the different options available to us without pressuring us to select higher end options. We did ultimately buy a nicer roofing package and we feel very good about the quality of the materials and craftsmanship of the job. The guys on the roof seemed to really love what they do, which was refreshing. Gutters were installed a few weeks later and we have had a few rains since. Everything is holding up nicely and our neighbors have complimented us on the craftsmanship of the job. Highly recommend this company! Done pics were provided by Valiant after the roof was completed, which we thought was super cool. We had a few spots of concern, but the admin person explained what we were looking at and assured us things were as they should be. Thanks so much, Valiant!"

View Full Review"We recently had our roof replaced by Valiant Roofing, and I highly recommend their company. They made the entire process simple and straightforward. Kevin walked us through our options with a fact-based, no-pressure approach. His quote was very competitive without sacrificing quality. Kendra and Abby kept us informed throughout, and the financing process was seamless. The crew did an excellent job replacing the roof and ensured that our property was thoroughly cleaned up afterward. They completed the project in just over two days, which was impressive. I also appreciated that Valiant sent out an independent inspector—separate from the installation crew—to assess the work. Overall, Valiant did a terrific job, were incredibly easy to work with, and we’re very happy with the results."

View Full Review"This summer we unfortunately experienced one a homeowners worst nightmares, a leaking roof. Our first encounter with a local roofing contractor was even worse! After a brief inspection, they came back with a quite MINIMUM quote of 50K to replace the roof on our 963sqft home!!! This was quite a shock and seemed really excessive! Luckily we were approached at the Clark County Fair by a representative of Valiant Roofing. We were quickly able to set up an in-depth inspection with one of their very knowledgeable inspectors. The quote for under 20K was more than reasonable. Valiant was able to work around our previous scheduled vacation. The roofers showed up at our house exactly as promised, they were professional and very courteous. They certainly knew their job. The work was completed very quickly, in under 2 days. They cleaned up all the roofing debris and left the driveway even cleaner than before they started. We were surprised to have a customer service representative, Abbey, call to set up an after completion inspection and interview. She was truly interested in our roofing experience, she even took pictures of roof, using a drone! We received a quality roof with a written warranty backed by Owen’s Corning. We definitely would recommend Valiant Roofing for all of your roofing needs!"

View Full Review"We built this house 25 years ago and we had been to Africa 14 times. My wife wanted this house to be inspired by African culture and all of our adventures. We ended up paying for a copper metal roof, but within four to five years it started to leak and the paint started to peel off. We put up with all the problems for years, until we decided to get a new roof. We shopped around for a couple places, but ended up going with Valiant Roofing! We looked at different choices they had for roofing options and we chose a presidential roof and with some beautiful colors mixed in. We couldn't be happier! The crew that did our roof was an absolute delight to have working on our home. They did a fantastic job! Now the roof is completed and we couldn’t be more happy with the results! I would recommend them to anybody that needs a quality roofing company to roof their house!"

View Full Review"I recently did a quote on their website because I saw they roofed my neighbors place, the quote was easy and simple (hence the two stars). Even though they said they won’t contact you, they did reach out. However, it was clear that they didn’t want or need my business. I asked them to come out and look at my roof to see the life left. They directed me back to get a quote for the cost on their website and told me if I’m losing grit, it’s time for a new roof. How do I know if I’m losing grit? I haven’t been on my roof and that’s why I was reaching out to a professional. I reached out to another company who actually took the time to come out and looked at my roof. I have some time before I need a new roof but they noticed I had an issue with my plastic vent caps all being cracked and actively leaking which I had no idea. I spent my money with another roofer to get my vent caps replaced."

After speaking to the representative that handles the complaints she was very helpful and heard my concerns without making me feel like I was a bother or it was my fault. I expressed to her all the problems and she sent a tech out to address them. When the tech came out they were very attentive to the issues. Fixed the problems I had. Although I still felt the work itself was rushed they fixed the problems and thats all I could ask of them. I paid up and figured that was that I would move on. Well I got a call from the owner and he wanted to hear what haapened and try to find a way to make it right. After telling him my experience let's just say he went above and beyond to make the experience better. My initial review was a 2 star. But after speaking with the owner and him showing me he does care about every customer and was willing to take time to call and make it right. Really showed the company isnt out to just make money that they truly care. 5 stars for the crew behind the scenes."

Blake, tried to blame our credits as to why they had us sign contract with monthly payment that worked with us. also they had us do a review before anything was said and done, even before signing contract. Lots of false advertisement and false statements to rope you in. This was the 7th roofing company we had come out and quote us, before we decided go through with this company. We obviously backed out."

View Full Review"Valiant roofing did a whole new roofing system and gutters on my house. Be sure you give these guys a call, I think you’ll be surprised by their pricing and due diligence. Blake the salesman did a good job explaining the whole system to us, I wasn’t expecting a presentation and honestly thought it was silly at first but afterwards I’m glad they did this because I wasn’t aware of all the different options. I came out more knowledgeable than before and it really helped me understand what I was spending my money on. Kinda wish other trades like HVAC, plumbing etc would do this. Roofing crew had my old roof off and new roof on in one full day, with the upgraded intakes and ridge vents, which take extra time. Pretty impressive if you ask me. Only recommendation for these guys is take a little time after the jobs finished and clean up a little better afterwards, had to rinse off some dirt and debris that were left on my house. Small issue but I do maintain my house well and those little details go along way with me. Kendra came and we inspected the finished product, I noted some minor issues I had and she was totally understanding and willing to get someone back there to help fix them asap, lots of companies are well versed in deflection and making things seem like there not a big deal but it wasn’t like that at all. Gives me major confidence that if any further issues arise that they will be here for me. I can now feel confident with my new roof and gutters and can recommend them to my friends and family."

Why Hiring the Right Roofer in Mount Vista, WA Matters More Than You Think
A roof replacement in Clark County typically costs $8,000 to $18,000. When the job goes wrong, the costs multiply: water from bad flashing rots your decking within months. An unlicensed installer voids your manufacturer warranty on day one. Undocumented work gives your insurance company grounds to deny a claim. Mount Vista's climate tests roofs hard, with rain from October through May, wind through the I-5 corridor, and moss that colonizes north-facing slopes. Mount Vista's weather is especially variable, with heavy rains, strong winds, and occasional storms that can quickly expose weaknesses in roofing materials or installation. Because of Mount Vista's weather, it's crucial to choose a roofer who understands how to provide resilient roofing solutions tailored to these local conditions. The older homes near WSU Vancouver face different challenges than newer builds off NE 50th Avenue, and Clark County permitting rules change depending on your exact address. The roofer you pick needs to know all of this.
| What's at Stake | What Can Go Wrong | How the Right Roofer Prevents It |
|---|---|---|
| Roof lifespan | Improper installation cuts life by 50% | Certified installers follow manufacturer specs exactly |
| Warranty coverage | Unlicensed work voids manufacturer warranty | Manufacturer-designated contractors protect your warranty |
| Insurance claims | Undocumented work leads to denied claims | Proper documentation and code compliance |
| Home value | Visible defects lower appraisal value | Quality workmanship adds curb appeal and resale value |
| Safety | Structural issues from shortcuts | Licensed, insured crews with safety protocols and fall protection |
Reputable roofing contractors in Mount Vista, WA adhere to strict standards to ensure quality craftsmanship, professionalism, and protection for homeowners.

STEP
01
Verify Licensing and Insurance
The Non-Negotiables When Hiring a Roofer in Mount Vista
+
Verify Licensing and Insurance
The Non-Negotiables When Hiring a Roofer in Mount Vista
Every roofing contractor in Washington needs an active license registered with the Department of Labor & Industries (L&I). No exceptions. Clark County also requires contractors to post a surety bond and maintain general liability insurance plus workers' compensation for every person on the crew. This is not bureaucratic trivia. If an uninsured worker falls off your roof and breaks his back, the medical bills can land on you as the property owner. Ask for the license number. Look it up yourself. Valiant Roofing carries WA license VALIARL813LM (valid through 06/14/2027) and Oregon CCB 227641. Both are verifiable in under two minutes online.
- Active Washington State contractor license (verify the number with WA L&I Contractor Verification)
- General liability insurance (minimum $1M recommended)
- Workers' compensation insurance for all crew members
- Surety bond on file with the state
- Willing to provide certificates of insurance upon request
| Insurance Type | What It Covers | Why You Need to See It | What to Verify |
|---|---|---|---|
| General Liability | Property damage during the project | Protects your home if something goes wrong | Active policy, adequate coverage amount |
| Workers' Compensation | Crew injuries on your property | Without it, you could be liable | Covers all workers, not just named employees |
| Surety Bond | Contractor fails to complete work | Financial protection for unfinished or substandard jobs | Bond amount and expiration date |

What Separates Good Roofers from Great Ones in Mount Vista
Anybody can walk into a supply house and buy Owens Corning shingles. That does not make them an Owens Corning contractor. A manufacturer certification means the company has been screened for licensing, insurance, financial stability, and installation quality. They get audited. They attend ongoing training. And in return, they can offer warranty programs that uncertified installers cannot access at all. Valiant Roofing holds the Owens Corning Platinum Preferred Contractor designation, which Owens Corning limits to the top 1% of roofers in the country. That status gives Mount Vista homeowners access to system warranties covering materials and workmanship for up to 50 years.
| Certification / Designation | Issuing Organization | What It Means for You | % of Roofers Who Qualify |
|---|---|---|---|
| Owens Corning Platinum Preferred | Owens Corning | Unlocks the longest warranty programs available, up to 50 years covering material and workmanship | Top 1% of roofing contractors nationally |
| GAF Master Elite | GAF (North America's largest roofing manufacturer) | Enhanced warranties and factory-trained installation | Top 2% of roofing contractors |
| CertainTeed SELECT ShingleMaster | CertainTeed | Highest CertainTeed certification, premium warranties | Invitation-only, highest tier |
The Roofer Vetting Checklist in Mount Vista, WA
- Legitimacy: Look up the contractor license number on the L&I website yourself. If the business has no physical office you can drive to, that is a problem.
- Insurance and Safety: Ask for certificates of insurance. Not a verbal promise. Actual paper showing general liability, workers' comp, and bond coverage. Get this before any work starts.
- Quote Quality: The estimate should be written, itemized line by line, and list the specific material brands, labor, permits, disposal, and warranty terms.
- Installation Standards: Does this contractor follow the manufacturer's installation specs, or do they wing it? Do they send someone out to inspect the finished work separately from the install crew?
- Reputation and Support: A 4.5+ star average on Google with 50 or more reviews tells you something meaningful. Five perfect scores from last week does not. Check BBB, Yelp, and other platforms for consistency.
- Bottom line: If a contractor cannot produce documentation for every single item above, walk away. They are not the safe choice in Mount Vista, WA.

How to Evaluate a Roofer's Reputation in Mount Vista
A five-star review that says "great job!" tells you almost nothing. When you are reading reviews to choose a roofing contractor in Mount Vista, look for the ones that mention a specific person by name, describe what actually happened during the project, or note how the company handled a problem. Great communication is frequently highlighted in positive reviews, with many roofing contractors in Mount Vista emphasizing quality customer service and transparent project updates. Red flags: reviews with identical phrasing, a batch of ten glowing ratings posted the same week, or nothing but one-liners with no detail. Check Google, BBB, Yelp, Bing Places, Angi, HomeAdvisor, and Thumbtack. A company with 200+ reviews averaging 4.8 stars across multiple platforms is a very different thing from a company with eight perfect scores on one site. Valiant Roofing currently sits at a 4.9-star rating with 230+ Google reviews and holds BBB Accreditation in Vancouver, WA.
- 4.5+ star average on Google with 50+ reviews minimum
- Consistent ratings across multiple platforms (Google, BBB, Yelp)
- Reviews mention specific details (crew names, project types, timelines)
- Recent reviews (within last 6 months) showing active, current work
- Company responds professionally to negative reviews
- No patterns of complaints about the same recurring issue

Get Multiple Estimates
How to Compare Roofing Bids in Mount Vista Without Getting Burned
Three written estimates. That is the minimum for any roofing project in Mount Vista. Many roofing contractors offer a free quote or estimate as part of their service, making it easy to get started without upfront costs. Each estimate should break down the numbers: shingle brand and product line, labor costs separated out, permit fees for your Clark County jurisdiction, disposal, timeline, and warranty terms. When you have three in hand, compare the scope line by line. Not the total. When requesting multiple written bids, be sure to clarify whether the work is a "tear-off" or an "overlay." Overlays are generally discouraged in Washington due to moisture issues, so a tear-off is usually recommended. And about that suspiciously low bid: when one number comes in $3,000 below the others, something is missing. Cheaper materials, no permit, uninsured subs, or a plan to hit you with a decking "surprise" after tear-off.
- Detailed scope of work (tear-off, decking inspection, underlayment, shingles, flashing, ventilation, cleanup)
- Specific material brands and product lines
- Labor costs broken out separately
- Permit fees (if applicable in Mount Vista / Clark County)
- Dumpster and debris removal
- Timeline with start date and estimated completion
- Warranty terms for both workmanship and manufacturer
- Payment schedule: never 100% upfront
| Estimate Red Flag | Why It's a Problem | What to Do Instead |
|---|---|---|
| Verbal-only quote | No accountability, scope can change | Demand a written, itemized estimate |
| Lump-sum, no detail | You cannot compare or verify costs | Ask for a line-item breakdown |
| Requires full payment upfront | Major scam indicator | Standard: deposit + progress payments |
| "Today only" pricing | High-pressure sales tactic | A legitimate roofer's price stands |
| Significantly below all other bids | Cutting corners on materials or labor | Ask what is different in their scope |
| No mention of permits | May skip required permits | Ask if permits are included and clarified by address |

Questions to Ask a Roofer
Before Signing a Contract in Mount Vista
+
Questions to Ask a Roofer
Before Signing a Contract in Mount Vista
Questions About the Company
You are about to hand someone the keys to the top of your house. Before you sign, find out who they actually are. Ask blunt questions. A good contractor will answer them without flinching.
| Question | Why It Matters |
|---|---|
| How long have you been in business in Clark County? | Tells you if they have a real track record here or just showed up |
| Can you provide your WA contractor license number and proof of insurance? | If they hesitate, that is your answer |
| Are you a locally owned company or a franchise / storm chaser? | Local companies stick around to honor their warranties |
| What manufacturer certifications do you hold? | This decides what warranty programs you can access |
| Do you use in-house crews or subcontractors? | In-house crews answer to the company. Subs sometimes disappear |
Questions About the Project
These questions separate the organized crews from the ones who show up and figure it out on the fly. Listen for specifics, not vague reassurances.
| Question | Why It Matters |
|---|---|
| Who will be my point of contact during the project? | You want one person to call, not a different voice every time |
| Will you pull permits for this job? | Permits for roofing in Mount Vista can vary by address and jurisdiction |
| What happens if you find damage to the decking during tear-off? | Reveals how they handle surprises and change orders. Identifying and addressing existing damage is a crucial part of the roofing process and can affect the project's cost and scope. |
| How do you handle change orders? | Verbal "oh we found something" is how surprise bills happen |
Questions About Materials and Warranty
Your shingles are not all the same. The brand, the product line, and the underlayment beneath them directly affect how long the roof lasts and what warranty you actually get. Choosing quality roof shingles, such as asphalt or metal, is important for durability and customer satisfaction. Cracked, broken, or missing shingles leave your roof prone to leaks during rainy periods. Pin this down in writing before anyone climbs a ladder.
| Question | Why It Matters |
|---|---|
| What shingle brand and product line will you use? | Cheap shingles fail faster and look worse. Using quality roof shingles helps prevent damage and ensures a longer-lasting roof. |
| What type of underlayment will you install? | This is your backup water barrier if shingles fail |
| What warranty do I get: workmanship and manufacturer? | Two separate warranties, and you need both in writing |
| What voids the warranty? | You need to know what can cancel your coverage before it happens |
Questions About Timeline and Logistics
A contractor who cannot give you a start date, a realistic completion estimate, and a plan for rain delays probably does not have much of a plan at all. Mount Vista gets rained on. A lot. Ask how they handle it.
| Question | Why It Matters |
|---|---|
| When can you start, and how long will it take? | You need to plan around the noise, the dumpster, and parking |
| How do you handle weather delays? | Mount Vista gets months of rain. This is not a hypothetical question |
| What does your cleanup process look like? | Nails in your driveway and shingle debris in the yard are not acceptable |
| Do you do a final walkthrough with the homeowner? | You should sign off on the finished work before writing the final check |

Understand Roofing Contracts
Payments and Warranties in Mount Vista
What Should Be in a Roofing Contract
If the salesperson promised it verbally but it is not typed into the contract, it does not exist. Treat the contract as the only truth. Your agreement should read like a job blueprint: full scope, materials, payment terms, timeline, warranty details, and who is responsible for permits.
Contract Must-Haves
- Full scope including all roofing system components: shingles, underlayment, flashing, ventilation, gutters, and disposal
- Flashing plan specifying step flashing, counterflashing, and kickout flashing
- Pipe boots and vents: whether they will be replaced or reused, stated clearly
- Ventilation plan covering soffit intake and exhaust (ridge vent or roof vents)
- Decking allowance or unit price per sheet, plus photos and written approval before additional charges
- Change orders must be written and signed by both parties
- Cleanup plan including daily cleanup and magnetic nail sweeps
- Named project manager or on-site supervisor
- Workmanship warranty versus manufacturer warranty, both in writing
- Permits for roofing in Mount Vista, WA clarified by address and jurisdiction
- Lien releases before final payment
How Roofing Payments Should Work
A normal payment structure looks like this: 10 to 30 percent deposit, a progress payment at a defined milestone (like after tear-off or when materials arrive), and the final payment after you have walked the finished job and signed off. Do not pay more than 50% before work starts. Full payment upfront is how scams work. Cash-only with no receipt is how scams work. If a contractor gets nervous when you ask for a written invoice, that tells you everything you need to know.
Understanding Roofing Warranties
Two different warranties protect your roof, and most homeowners mix them up. The manufacturer warranty covers defective materials: if the shingles themselves fail, the manufacturer replaces them. The workmanship warranty covers installation mistakes: if a flashing was sealed wrong or a vent was cut too large, the roofing company fixes it. Here is the catch. Manufacturer certifications like Owens Corning Platinum Preferred combine both into a single system warranty that can run up to 50 years. Without that certification, you are stuck with a shorter material-only warranty and whatever the contractor is willing to promise on labor. Improper ventilation, unlicensed installation, and skipping manufacturer specs can all void your coverage entirely.
| Warranty Type | What It Covers | Typical Duration | Who Backs It | How to Protect It |
|---|---|---|---|---|
| Manufacturer Material Warranty | Defective shingles/materials | 25 to 50 years | Manufacturer | Use a certified installer |
| Manufacturer System Warranty | Full roofing system failure | 10 to 50 years | Manufacturer | Requires certified contractor like Platinum Preferred |
| Workmanship Warranty | Installation errors | 2 to 25 years (varies widely) | Roofing company | Choose an established local company |
Quick List on How to Hire a Roofing Contractor (Mount Vista, WA)
Short on time? Overwhelmed by quotes? Do these five things in this order and you will avoid 90% of the problems homeowners run into.
- Verify the company using Washington L&I contractor verification. Confirm their license number is active.
- Demand documentation: bond, general liability insurance, workers' compensation, and a written scope of work.
- Compare scopes line by line, not just the bottom-line price. Two bids can look similar in price but differ drastically in what is included.
- Require photo and video documentation before, during, and after the project. This protects you and creates a record for warranty claims.
- Pay safely with milestone-based payments, written change orders, and lien releases before the final check.
If a roofer cannot handle those basics, they are not the safe choice in Mount Vista, WA.
Getting the Inspection in Mount Vista, WA
A real inspection is not someone standing in your driveway, squinting at your roofline, and saying "yep, you need a new roof." That is a sales pitch dressed up as an assessment. A real inspection means getting on the roof, taking photos (ideally video too), and showing you actual evidence of the problem. Homeowners may notice missing shingles during their own inspections or after storms, which is a clear sign that a professional inspection is needed.
A thorough inspector checks the spots where roofs fail first in Mount Vista's wet climate:
- Flashing around chimneys, walls, and dormers
- Penetrations like pipe boots, vents, and skylights
- Valleys where two roof planes meet
- Transitions between roof sections and materials
- Edges including drip edge, rake edge, and eave
Homeowners in Mount Vista can expect roofing contractors to offer free inspections.
The inspector should also check your attic for ventilation and moisture issues. Mount Vista gets months of sustained rain from fall through spring, and bad airflow turns an attic into a petri dish. Condensation leads to mold, mold leads to rot, and rot leads to decking replacement. A good roofer will show you the photos, explain whether you need a repair or a full replacement, and let you decide without pushing you toward the bigger job.

Red Flags and Roofing Scams to Watch for in Mount Vista
Storm chasers are roofing companies with no local roots. They follow weather events from state to state, show up in neighborhoods the day after a windstorm, and knock on doors with a clipboard and a sense of urgency. Mount Vista sees enough wind and rain events every year to attract these crews like clockwork. They want your signature today because they will not be here next month. If someone you have never heard of shows up at your door after a storm pushing a "free inspection," slow down.
Common Ways Homeowners Get Tricked
🚩 Red Flags Checklist
| Red Flag | Why It's Dangerous | What a Legitimate Roofer Does Instead |
|---|---|---|
| No local office | Cannot find them if something goes wrong | Has a permanent local office you can visit |
| Cash-only, no receipt | No paper trail, no accountability | Provides written invoices and accepts standard payment |
| Waives your deductible | Insurance fraud, and you are liable | Works honestly with your insurance company |
| No permit pulled | Code violations, failed inspections, voided insurance | Pulls all required Clark County permits |
| Door-knock after storm | Storm chaser targeting vulnerable homeowners | Earns business through reputation and referrals |
How to Protect Yourself
Look everything up. Call the references. Check the license number. And if you feel rushed at any point during the sales process, that is your signal that something is off. A roofer who has been doing good work in Clark County for years does not need to pressure you into signing today. Their schedule and their reputation do the selling.

Why Valiant Roofing Is the Best Roofer in Mount Vista, WA for Homeowners
So here is where we stop being the neutral guide and talk about ourselves. We built Valiant Roofing to be the kind of company that survives the checklist above without flinching. Our office is at 108 SE 124th Ave, Suite 8, Vancouver, WA 98684. You can drive there. The owner, Jack Divine, still personally inspects finished jobs. Our WA contractor license is VALIARL813LM, our insurance certificates are available on request, we hold the Owens Corning Platinum Preferred designation, and we have 230+ Google reviews sitting at a 4.9-star average. We are BBB Accredited in Vancouver, WA. None of that is a marketing claim. All of it is verifiable in the links on this page.
The part that does not show up on paper is how we operate day to day. Every inspection comes with photos sent directly to you. Every estimate is written out and itemized. You get a named project manager, not a rotating cast. And when the project is finished and signed off, we do not vanish. If you find an issue six months or two years later, you call the same people who put the roof on. That matters more than any line item on a checklist.
"Yes, Sometimes The name Still Says it all…. Exceptional service all around. Great company, communication, price for complete tear off of 3 layer roof, all new plywood and Owens Corning Duration Shingled Roof. Jack, the owner, and Jake, the man who came to do the bit, great guys who went the extra mile to communicate, answer all my questions along the way, while the crew were very nice and did an exceptional job cleaning up when the roof was completed. Highly efficient and timely with the process. Highly recommend and look forward to working with them again on my garage. A+++"

What to Expect When You Hire Valiant Roofing in Mount Vista
Our Process from First Call to Finished Roof
Step 1: The First Call and Free Consultation
Call (360) 740-7017 and a person picks up. Not a phone tree. We will set up a time to come look at your roof, and there is no charge for it.
On-site, your consultant climbs up, checks the roof surface, gets in the attic, and photographs everything worth noting. Then they sit down with you and walk through the photos. Plain language. No jargon. If nothing is wrong, we will tell you that too.
Step 2: The Detailed Estimate and Game Plan
You get a written estimate. It lists the shingle brand and product line, the labor cost, permit fees, disposal, timeline, and warranty details. Line by line. Nothing hidden behind a lump sum.
We talk through options. Sometimes a repair buys you five more years. Sometimes replacement is the move. We give you our honest take, the numbers, and the time to think it over. Nobody is standing over your shoulder with a pen.
Step 3: Pre-Production and Preparation
Once you approve the project, we handle the logistics. Materials get ordered, the crew gets scheduled, and if your address requires a permit in Clark County, we pull it.
Before build day, you get a heads-up on the timeline, what the noise level will be like, where the dumpster goes, and whether you need to move cars or bring the dog inside. No surprises.
Step 4: Build Day / Production
Our crew is in-house. Not subcontracted out. A project manager is on-site running the job with quality checkpoints built into the process so issues get caught early, not after the last shingle is nailed.
We keep you updated throughout the day. The work area gets cleaned at the end of each shift, and we run a magnetic nail sweep over your yard and driveway. (Your tires will thank us.)
Step 5: Post-Job Walkthrough and Aftercare
Before you write the final check, we walk the job with you. You look at everything. Ask questions. Point at anything that looks off. We do not consider the project done until you do. After sign-off, you get your warranty paperwork and registration. And if something comes up down the road, a leak, a loose piece of flashing, anything, you call us. We come back. That is what aftercare actually means.
Our Professional Process
| Step | What Happens | What You Should Expect | Valiant Roofing Difference |

| Pre-Production | Materials ordered, permits pulled | Communication on timeline and prep | We tell you what is happening before it happens |
| Build Day | Full crew, project manager on-site | Professional, clean, on schedule | In-house crews, daily cleanup, nail sweeps |
| Walkthrough | Final inspection with homeowner | Every detail reviewed before sign-off | Jack Divine personally checks finished jobs |
| Aftercare | Follow-up + warranty service | Ongoing support | We answer the phone months and years later |

How Much Does a New Roof Cost in Mount Vista? What to Budget When Hiring a Roofer
No two roofs cost the same, and anyone who quotes you a price without seeing the roof is guessing. The big variables: how many roofing squares you have (one square is 100 square feet), how steep the pitch is, what material you pick, how many old layers need to come off, whether the decking underneath is rotten, and how many dormers, valleys, chimneys, or skylights complicate the layout. A simple ranch-style home with a walkable pitch costs a lot less than a two-story with multiple roof planes and three skylights.
These price ranges are typical for Vancouver homes as well as properties in the surrounding Mount Vista area. Do not chase the cheapest number. A $9,000 roof that fails in eight years costs more than a $14,000 roof that lasts thirty. When you compare bids, compare what you are getting: the materials, the warranty coverage, the contractor's track record, and the scope of work. That is where value lives.
A low price often means thinner underlayment, skipped ventilation upgrades, no permit, or crews cutting corners to make up for razor-thin margins.
7 Things That Affect Your Roofing Price in Mount Vista
Every variable a quality roofer will assess before quoting a price.
Larger roof = more materials and labor
Asphalt vs. metal vs. tile vs. flat
Steeper = more labor, safety equipment
Multiple layers = more tear-off labor
Damaged decking must be replaced
Dormers, valleys, chimneys, skylights

Roofing Materials in Mount Vista
What to Know Before You Hire
Mount Vista's weather is hard on roofing. Months of rain, wind off the I-5 corridor, moss that creeps across north-facing slopes, and temperature swings from freezing overnight to 50 degrees by afternoon. The material on your roof needs to handle all of that, and your roofer should be able to explain exactly why they are recommending a specific product for your home.
Owens Corning Duration Series Shingles
The Duration line uses Owens Corning's SureNail Technology, a reinforced nailing zone that holds shingles tight in wind rated up to 130 MPH. That wind rating matters here. Mount Vista gets sustained gusts during fall and winter storms that rip poorly fastened shingles right off. Duration shingles come in a good range of colors and carry a Limited Lifetime Warranty. When a Platinum Preferred Contractor like Valiant installs them, that warranty extends to cover the full system including workmanship for up to 50 years.
Owens Corning TruDefinition Shingles
TruDefinition shingles use a color blending process that gives the roof more visual depth than a standard flat shingle. Up close you see variation in tone. From the street, the roof just looks richer. Same Owens Corning quality underneath, same Limited Lifetime Warranty, but a noticeably different curb appeal. It is a solid middle-ground choice for homeowners who care about how the roof looks but do not want to jump to premium pricing.
Metal Roofing
More Clark County homeowners are going metal, and it makes sense for this climate. A standing seam metal roof can last 40 to 70 years, sheds rain and debris faster than asphalt, resists moss and algae, and carries a Class A fire rating. The upfront cost is higher, but the maintenance over a lifetime is almost nothing. Valiant installs metal roofing systems for residential and commercial properties.
TPO and PVC Flat Roofing
Flat and low-slope roof sections need a different approach than pitched roofs. TPO and PVC single-ply membranes are heat-welded at every seam, which creates a continuous waterproof surface instead of relying on overlapping layers. These systems show up on commercial buildings, garage additions, and covered patios throughout Mount Vista.
Material Comparison Guide
| Material / Brand | Type | Best For | Warranty | Why Valiant Uses It |
|---|---|---|---|---|
| Owens Corning Duration | Architectural Asphalt Shingle | Residential replacement and new construction | Limited Lifetime (up to 50 years with Platinum Preferred) | 130 MPH wind rating, holds up in PNW storms |
| Owens Corning TruDefinition | Architectural Asphalt Shingle | Homeowners wanting better curb appeal | Limited Lifetime | Richer color depth, solid mid-range choice |
| Standing Seam Metal | Metal Panel System | Longevity, fire resistance, low maintenance | 40 to 50+ years | Handles PNW rain and wind with almost zero upkeep |
| TPO / PVC Membrane | Single-Ply Flat Roofing | Flat and low-slope roofs | 15 to 30 years | Heat-welded seams create a continuous watertight surface |
Storm Damage in Mount Vista, WA
What to do and how to find a roofer you can trust
Clark County gets hit by multiple weather events every year. Windstorms in fall, ice in winter, heavy rain through spring. If a storm damages your roof, the first thing to do is grab your phone and take photos of everything you can see from the ground. Do not climb up there yourself. Then call a local roofer you trust before you call your insurance company. The order matters.
- 01
Step One
Document damage from the ground
- Take photos of missing shingles, fallen branches, dented gutters, or debris.
- Do not climb on your roof. It's unsafe and can make damage worse.
- 02
Step Two
Call a local roofer you trust before your insurance company
- A good roofer will inspect the damage, take their own photos, and give you a straight assessment of whether a claim makes sense.
- 03
Step Three
File your insurance claim with documentation
- Valiant Roofing documents storm damage inspections with detailed photo evidence that your insurance adjuster can work from. We deal directly with adjusters and explain the scope in terms they understand.

Best Time to Hire a Roofer in Mount Vista, WA
If you can plan ahead, late June through September is the window you want. Rain is least likely to interrupt the project, and everything dries properly between steps.
The catch: so does everyone else. The best contractors in Clark County book up their summer schedules by April or May. If you know your roof needs work, get the inspection and estimate done in late winter or early spring. Lock in your spot before the rush.
Leaks and emergencies do not wait for dry weather, and neither do we. Valiant Roofing is available Monday through Sunday, 24/7, for urgent issues year-round. But for a planned replacement or re-roof, getting ahead of the season saves you money and headaches. You get more scheduling flexibility, less competition from every other homeowner in the county who procrastinated, and sometimes better pricing too.

FAQs on How to Hire a Roofer in Mount Vista, WA
Find answers to common questions about hiring a roofer, roofing costs, licensing, insurance, and maintenance specific to the Mount Vista and Clark County area.
Go to the WA L&I website and verify their contractor license. That takes two minutes. Then look them up on Google and see what their reviews actually say (not just the star count, but the details inside the reviews). Ask them for proof of insurance and their manufacturer certifications. Get three written estimates and compare the scopes line by line. Valiant Roofing checks every one of those boxes, and we are happy to show the paperwork.
Asphalt shingle replacement in the Mount Vista area typically runs $8,000 to $18,000+, depending on size, pitch, materials, decking condition, and complexity. Metal costs more. Get multiple itemized estimates and compare value, not just price.
In this order: active WA contractor license, general liability and workers' comp insurance, manufacturer certifications (Owens Corning Platinum Preferred is the one Valiant holds), a Google review profile with real volume (50+ reviews, 4.5+ stars), written estimates that break down every cost, and a physical office you could actually visit if you needed to.
Three at minimum. But here is the part most people skip: compare the scope of work, not just the total. Make sure each estimate covers the same materials, the same warranty terms, and the same services. Otherwise you are comparing apples to oranges and the cheapest number will look better than it actually is.
License number, proof of insurance, manufacturer certifications, who your project manager will be, permit plans, how they price decking surprises, warranty terms (both workmanship and manufacturer), and cleanup process.
Yes. Washington State requires it. Every roofing contractor must hold an active license with the Department of Labor and Industries. Verify any contractor at secure.lni.wa.gov/verify.
Typically, yes for sudden damage (storms, wind, hail, fallen trees). No for normal wear and tear or deferred maintenance. Your policy specifics vary, so check with your insurance provider directly.
That depends on the age of your roof and how widespread the damage is. A 10-year-old roof with one damaged section from a fallen branch? Repair probably makes sense. A 22-year-old roof with curling shingles, granule loss in the gutters, and soft spots on the decking? You are likely looking at replacement. A good roofer will get up there, show you photos of what they find, and explain the tradeoffs without pressuring you toward the bigger job.
The big three are Owens Corning Platinum Preferred, GAF Master Elite, and CertainTeed SELECT ShingleMaster. Each one means the manufacturer has personally vetted that contractor for licensing, insurance, training, and job quality. The practical benefit for you is access to better warranty programs that uncertified installers simply cannot offer. Valiant holds the Owens Corning Platinum Preferred designation.
Call us at (360) 740-7017 or go to valiantroofing.com. We will come out, inspect your roof, take photos, and hand you a written estimate with every line item spelled out. No cost. No strings. If you decide to go with someone else, no hard feelings.
